Our plan replaces a fixed vision with adaptable strategies that prepare Bowie for growth and long-term resilience through transit access, inclusive housing, and public space.
The Master Plan will serve as a guiding document for future development in the City of Bowie and surrounding communities, building off of the 2006 Approved Master Plan, Prince George’s 2035 Plan, the 2010 Approved Bowie State MARC Station Sector Plan, and the Bowie Transit System Enhancement Study. Through public engagement and workshops, the team will build a “Playbook” for strategies that will consider multiple future scenarios for Bowie and Vicinity areas and recommen appropriate long and short-term strategies.
WXY was commissioned by the Maryland-National Capital Park and Planning Commission (M-NCPPC) to develop the Bowie and Vicinity Master Plan, which will include market analysis, creative community engagement, land use analysis, transportation planning and urban design.

Goals for the Plan include but are not limited to: providing lifestyle options for housing, dining, entertainment, transit, employment, open space and recreation, pedestrian mobility and other convenient amenities, to make the area into a regional draw. The process is currently underway.
